Explanation

「ちゃんと」 and 「きちんと」 both mean 'properly'. 「ちゃんと」 is about really getting it done without cutting corners: 「ちゃんと朝ご飯を食べなさい」 (Eat a proper breakfast), 「約束はちゃんと守った」 (I kept my promise properly). 「きちんと」 is about neatness, order and correct manners: 「部屋をきちんと片付ける」 (tidy the room neatly), 「きちんと礼をする」 (bow properly).

Mixed up with

「ちゃんと」 asks whether it was done and done thoroughly (was the door locked, was the meal finished); 「きちんと」 asks whether it is tidy and correct (a wiped table, buttoned buttons, a regular life).

Both work as 「～とした＋noun」 and 「～としている」: 「ちゃんとした仕事」 (a decent job), 「きちんとした服装」 (neat, proper clothes). 「ちゃんとした」 leans to 'proper, decent, the real thing'; 「きちんとした」 leans to 'neat, orderly, well-mannered'.
